Joint buy-to-let
purchase
wo siblings are purchasing a buy-to-let
(BTL) property together for £295,000 with
a 25% deposit. Both are employed fulltime, earning £44,000 and £39,000, and neither
currently owns an investment property. They
intend to let the property on a standard AST and
split ownership equally.

At least one applicant would need to already be a
homeowner for us to consider this application.
HARPENDEN BS
We accept first-time buyers, first-time landlords,
and applicants who do not currently own a
residential property. Both applicants also meet our
minimum income requirement of £30,000. Subject
to the property being let on a standard AST, the
rental assessment, and all other underwriting
requirements, we would be happy to review.
BUCKINGHAMSHIRE BS
The society can consider this case even where the
applicants are first-time landlords.
However, their residential status would need
to be confirmed. If the applicants own and live
in their own residential property, the case may
be assessed on an Interest Coverage Ratio (ICR)
basis. If they are non-homeowners, the application
would need to be assessed using full affordability.

TOGETHER
We could consider this, with the 25% deposit
meeting our LTV requirements and both applicants
looking to purchase their first BTL property
together. The proposed ownership structure is
acceptable, and a standard AST would also fit
within our criteria. We would base the rental
calculation on 90% of the projected rental income.
This appears to be a straightforward first-time
landlord scenario, subject to the property meeting
rental requirements and underwriting assessment.
MOLO
We can support this, either in personal names
or through a limited company. Neither applicant
needs landlord experience where the security is
a standard single dwelling, and our no minimum
income policy means the two salaries are not a
limiting factor. Equal joint ownership on a standard
AST is straightforward for us.
More broadly, first-time buyers who are also
first-time landlords are welcome across our
standard range at up to 80% LTV. On multi-unit
freehold blocks (MUFBs) we can lend to 75% LTV,
and where there are three units or fewer we do not
ask for previous landlord experience.
SUFFOLK BS
This case works for us. The siblings have a strong
deposit, and we’re happy to lend to first time
landlords. Before proceeding, we would just make
sure the ICR works.
MARSDEN BS
We don’t offer UK buy-to-let products, so are
unable to assist if they’re UK-based. We can
only consider expat buy-to-let applications, for
borrowers who are living and working overseas
