Applicant returning
from overseas
fter spending five years working overseas,
a British citizen has returned to the UK
and secured a permanent role paying a
salary of £68,000 per year. They want to purchase
a property worth £395,000, using savings they
accumulated abroad to fund a 20% deposit. They
have now been in their new role for three months
and are keen to buy rather than continue renting.
A
GEN H
We will need to see evidence that they’ve passed
their probation or confirmation of their previous 12
months’ employment history, and they’ll need to
evidence the accumulation of their deposit funds.
The applicant will need a credit footprint for us to
consider this application as a policy exception due
to a lack of credit history in the UK.
UNITED TRUST BANK
All UTB mortgage applicants must evidence three
years of UK residential history, therefore, sadly,
this is not a scenario we can consider.
HARPENDEN BS
We would be happy to consider this. For UK
nationals, there is no minimum UK address
history requirement, although we would require
a full three year address history and sufficient
information to complete a credit search.
Our standard employed criteria require the
applicant to have been with their current employer
for at least three months and to have completed
their probation period. If these requirements are
not fully met, we may still be able to consider the

case where there is a continuous employment
track record in a similar role or clear career
progression. In this scenario, we would request
evidence of previous employment, such as the
latest P60 or final payslip from their overseas role.
BUCKINGHAMSHIRE BS
The society may be able to consider this case from
the applicant’s first day back living in the UK.
Lending of up to 90% loan-to-value (LTV) may be
available, and any deposit accumulated overseas
can be considered, subject to satisfactory evidence
being provided to demonstrate how the funds
have been built up.
If either applicant is subject to a probationary
period in their new employment, this would need
to be successfully completed prior to completion.
The application may still be considered and an
offer issued, subject to this requirement being
included as a condition of the mortgage offer.
A full employment history, including details of
previous overseas employment, would also need
to be provided as part of the application to support
the society’s assessment.
TOGETHER
We could consider lending up to 75% LTV, with the
applicant’s 20% deposit from overseas savings
providing a strong contribution towards the
purchase of their new home.
Given that they have only been in their current
UK role for three months, we would want to see
evidence that they were previously employed
in similar roles or the same line of work while
overseas. This would help demonstrate continuity
in their career and support the assessment,
subject to affordability and underwriting.
SUFFOLK BS
The deposit being funded by savings accrued
during the applicant’s time abroad wouldn’t be
an issue. We also don’t have a minimum time
threshold for being back in the UK before we lend,
so no issues there either.
