Applicant with historical
missed payments
n applicant is purchasing a £255,000 flat
with a 10% deposit. They earn £43,000
in a permanent role and have worked for
the same employer for over four years. Their credit
history is mostly clean, but for two missed credit
card payments from 18 months ago during a period
of illness. The balances have since been cleared
and conduct across all accounts has been stable
for over a year. The applicant has no dependants,
modest monthly outgoings, and around £6,000
remaining in savings after completion.

UNITED TRUST BANK
Currently UTB’s max LTV is 85%, therefore without
additional deposit we would not be able to
consider this. If additional deposit was available
and the LTV was no greater than 85%, then
subject to a suitable credit score and affordability
calculation this is one we could consider. The
previous missed payments would not pose any
issue as the card accounts have been up to date for
over a year. However, previous missed payments
can sometimes affect applicants’ credit scores.

Although we could accept the applicants credit
history, our maximum LTV for residential cases
is 85%. Additionally, based on a 4.5x income
multiplier, affordability would be challenging.
BUCKINGHAMSHIRE BS
Buckinghamshire Building Society would be able
to consider this; however, the LTV would be a max
of 85%. The applicant would need a slightly higher
deposit. If the applicant can wait till until the
missed payments are over 24 months, 90% LTV
could then be achieved.
WEST ONE LOANS
We would be able to assist this borrower with a
Core product in our Premier product range offering
up to 5.5x LTI, as the credit issues happened more
than 12 months ago.
