East’s more aractive
housing markets,
combining strong
commuter links with a
level of affordability that is becoming
harder to find elsewhere in the region.
Situated between London, Cambridge
and Milton Keynes, the town aracts
a broad mix of buyers, from local
movers and first-time buyers (FTBs)
to professionals looking for more
space without losing access to major
employment hubs.
Even as mortgage conditions
continue to evolve, Bedford has
retained broad appeal across a range of
buyer groups.

Property prices
Bedford’s housing market continues
to sit comfortably in the middle of the
South East pricing spectrum, with the

average home now valued at £342,000
and the median price standing at
£320,000. Over the past 12 months,
values have soened modestly, falling
by around £4,000, or 1%.
Property values vary considerably
across Bedford itself. The most
affordable area is MK40 1, where the
average sale price stands at £225,000,
while MK41 8 commands the highest
average values at £451,000. By
property type, detached homes remain
the most expensive at an average of
£525,000, followed by semi-detached
properties at £351,000. Terraced
houses average £291,000, while flats
continue to offer the most accessible
route onto the property ladder, with
an average sale price of £183,000.
Residential landscape
Residential activity across Bedford
has remained relatively resilient.
Around 1,200 property sales were
recorded across the town over the past
12 months, representing a decline
of 27.5%, or 496 fewer transactions.
Despite this, advisers say Bedford
continues to outperform many
neighbouring markets. As Darryl
Dhoffer, managing director at The
Mortgage Geezer, explains: “The
Bedford market is currently moving at
a good pace, outperforming much of
the wider region. While sales volumes
across the UK have been generally
subdued, local demand has remained
remarkably resilient.”
He adds: “It’s a highly competitive
market where buyers who are fully
pre-approved and proceedable hold all
the cards.”
