Purchase following
inherited property sale
first-time buyer wants to purchase a
£315,000 house. They inherited a property
jointly with two siblings, which was
sold, giving a 20% deposit. They earn £40,000 in
permanent employment, no outstanding debts.

This buyer will be limited by LTI multiples. At 4.5x,
they can only borrow £180,000, which, plus their
20%, won’t get them to the £252,000 they need.
Otherwise, they’re in a very good position. They
should consider using an income booster. At Gen
H, siblings can be income boosters, and so can
friends up to 80% LTV.

The applicant has a strong deposit, enabling
access to products up to 80% LTV and with no
outstanding debts to be factored in.
HARPENDEN BS
We’re comfortable with inheritance proceeds
as a deposit, with supporting documentation
to evidence the source. We would ensure the
mortgage is affordable, and whether the income
supports borrowing required.
TOGETHER
Their lack of previous experience wouldn’t be an
issue, and we could consider lending up to 75%
LTV. The application would be assessed on full
affordability using employed income of £40,000,
with no ICR calculation required.
SUFFOLK BS
Even with a 20% deposit, the LTI is still high in this
case. We’d be interested to know if there’s another
applicant, or possibly an opportunity for a family
support solution, such as a JBSP.
UNITED TRUST BANK
Based on the applicant’s earnings and the 80%
LTV required, sadly this falls just outside of our
LTI affordability requirements. If the applicant has
any additional income that could be considered, or
stretch to a 25% deposit, then subject to a monthly
affordability assessment, this could be considered.
