What are the challenges
facing BDMs?
Without a doubt, the single biggest
challenge BDMs face today is
navigating ongoing market volatility
and the macro-economic uncertainty
that comes with it. Interest rate
shifts, inflationary pressures, and
evolving regulatory landscapes mean
that property investors, developers,
and brokers are dealing with a
constantly moving target.
In times like these, standard
sales pitches don’t work. Brokers
and borrowers don’t just want a
rate sheet; they are looking for
reassurance, market intelligence, and
calm guidance. This dynamic places
an immense amount of pressure
on BDMs to be far more than just
relationship managers – we must
be reliable strategic advisers. At the
same time, because competition
between lenders is fierce, standing
out requires us to consistently
deliver flexible, custom solutions and
a level of service that brokers can
rely on without hesitation.
How do you work with
brokers to ensure the
best outcomes?
To me, property finance is never
a transactional process, it is a
collaborative partnership. To get
complex or time-sensitive deals
over the line, every single party
involved must be pulling in the same
direction. My approach with brokers
is grounded in early, honest, and
proactive communication. From the
moment a deal lands on my desk,
I work closely with the broker to
unpack the finer details. We look at
the borrower’s underlying objectives,
potential roadblocks, and the
specific requirements needed from
all sides from the broker, borrower,
underwriter, and solicitor.
By establishing total clarity
upfront and maintaining an open line
of dialogue throughout the entire
process, we eliminate unwanted
surprises late in the day. When
everyone is aligned and working
toward a shared goal, transactions
progress smoothly, friction is
reduced, and we achieve the best
possible result for the client.
What advice would you
give potential borrowers?
My advice to potential borrowers in
the current climate would be to work
with reliable, well-respected lenders
and brokers, and seek guidance
from them. It is important to deal
with people who take the time to
understand your circumstances,
needs and objectives, and who will
work with you to find the most
suitable solution. Having the right
team in your corner makes all the
difference in terms of your success.
What should people
know about you outside
of work?
I am a keen golfer, although, given
how unpredictable my game can be,
I sometimes wonder why. Aside from
golf, I love spending time with family
and friends and enjoy socialising
whenever I can. Working hard is
important, but I also believe it’s
important to have fun and make the
most of life. After all, we only get one
shot at it.
